Tenant moved out. Lease ends on the 31st. New tenant walks in on the 3rd. You’ve got 72 hours to turn the unit from lived-in to rent-ready — and every day a unit sits empty is a day of lost rent. This is the room-by-room checklist we actually use on every KC turnover, with the Kansas-City-specific notes that matter: lease windows, MO weather, and lockbox key handoff.
Most “cleaning checklist” articles online are written for homeowners, not landlords. They skip the things that determine whether your unit rents next month or sits empty for two: salt stains on Oak Grove entry tile in February, pollen-loaded window sills in April, dryer-vent lint from a gas furnace in November. We’re owner-operators in the KC east metro, so this checklist is tuned to the way leases and weather actually work here.
The kitchen is where 70% of the “it doesn’t smell like a clean house” complaints come from. Push past the obvious surfaces and hit the grease traps.
A bathroom that “looks clean” but smells off is the #1 deposit-dispute trigger. Detail work matters here.
KC homes are mostly carpet-over-concrete-slab upstairs and hardwood or LVP on the main. Treat each surface differently.
Tenants rarely do this. The next tenant always notices when it’s been done. A 20-minute job, week-stay between tenants.
This one’s not really about cleaning — it’s about liability. If a detector chirps a low-battery warning the day after a new tenant moves in, you’re getting a call. Spend two minutes checking every detector at every turnover.
The walkthrough before handing keys to the next tenant is the difference between a five-star Google review six months later and a deposit dispute. Don’t skip it — and don’t do it without your checklist in hand.
Two KC-specific items to add to the walkthrough: first, confirm the dryer vent is clear outside the unit (KC homes built before 2000 often have plastic-foil dryer vents that crush under lint load — a fire risk you don’t want liability for). Second, if the lease turned over in March or April, schedule a one-time HVAC filter swap as part of the turnover — Jackson County pollen loads the filter fast and the next tenant will notice on day one if it’s clogged.
